THE APPLICANT IS REQUESTING A CERTIFICATE OF APPROPRIATENESS FOR EXTERIOR IMPROVEMENTS FOR A PROPERTY LOCATED WITHIN THE HISTORIC DISTRICT.
THE PROPERTY IS ZONED C3 COMMUNITY COMMERCIAL AND IS CONSIDERED A HIGHLY CONTRIBUTING STRUCTURE TO THE HISTORIC DISTRICT.
IT WAS BUILT IN 1910 WITH AN ADDITIONAL OLDER STRUCTURE IN THE REAR OF THE PROPERTY.

IT'S A TWO ROOM STRUCTURE CONSTRUCTION OF LIMESTONE WITH A METAL ROOF.
THE APPLICANT IS PROPOSING TO REPLACE 48 WINDOWS WITH 32 BEING IN THE MAIN BUILDING, AND 16 BEING REPLACED IN THE SECONDARY BUILDING.
UH, I WOULD LIKE TO NOTE THERE'S A VARIETY OF WINDOW TYPES IN THIS PROPERTY.

UH, YOU REVIEW FOR HISTORICAL APPROPRIATENESS, COMPATIBILITY WITH ARCHITECTURAL DESIGN, STREET SKATE OBJECTIVES, AS WELL AS OVERALL ENHANCEMENT OF THE HISTORIC DISTRICT.
UH, STAFF ANALYSIS FINDS THAT THE WINDOW REPLACEMENTS MATCH THE ORIGINAL SIZE AND CONFIGURATION OF THE BUILDING, THAT THE MATERIALS AND FINISHES ARE COMPATIBLE WITH THE BUILDING'S CHARACTER AND IT WILL NOT BE REMOVING, UH, ANY DEFINING ARCHITECTURAL FEATURES.
UH, KEY FINDINGS FROM STAFF ARE THAT THE PROPOSED EXTERIOR IMPROVEMENTS MEET BERNIE'S UDC REGULATIONS AS WELL AS THE HISTORIC DISTRICT GUIDELINES.
